Why another PMS?

Most property-management stacks are three vendors bolted together: a booking / PMS core, a separate website-builder for the public listing, and a third product for phone, video and messaging. Every login is different, every dataset lives somewhere else, and every integration is a support ticket. CodeB Business Intelligence is one product, one login, one dataset. The website that guests see, the dashboard that the ops team lives in, and the phones the front desk picks up are the same tenant.

  • One sign-in for everything. OIDC session logs you into ops, revenue, housekeeping, meet, chat and click-to-call.
  • The website is a view of the data. Add a property in Properties → Catalog and it appears on the public site the same second, with photos, prices and calendar.

Built on the CodeB platform — not a fresh stack

Business Intelligence is not a separate product with its own database, its own login and its own phones. It is a top-level view on the same tenant that runs the phone system, the AI receptionist, the SBC and the identity broker. That’s why the Meet button just works, why the Chat sidebar shares one bubble style with /chat.html, and why a call from “Call Personal” is a normal CodeB SIP call with the usual recording, transcription and CDR.

Comms

Meet uses the CodeB SFU — up to hundreds of participants per room, TURN with SDES-SRTP, RFC 5630 SIPS and RFC 4028 Session-Timer under the hood.

Identity

OIDC sign-in via /oidc.ashx. Every write in Operations, Team and Properties is stamped with the OIDC subject and lands in History.

AI

Guest calls to your vnum route through the CodeB AI receptionist with live reservation context from the same PMS — opening hours, arrival codes, unit numbers.

Recording & transcript

Any call — guest inbound, front-desk outbound, or the “Call Personal” button — can be recorded with per-tenant retention and Gemini-based live transcription.

Channel managers

Hostaway and RentalsUnited plug in via first-party connectors. Reservations, guests and property data sync both directions. Source-picker in the top-right dropdown.

API + webhooks

Full REST + webhook surface documented alongside the rest of the CodeB API. Automate housekeeping tickets, owner reports, arrival notifications.

The dynamic property website, up close

The public-facing website is not something you build separately. It is a rendering of your Properties, Pricing, Catalog and Calendar. Add a new unit and it appears on the site in the next request. Change a photo, price or house rule and the site updates on the next fetch.

  • Per-tenant branding, colours and domain — no shared template that screams “SaaS”.
  • Guests browse availability, book, and leave a lead — leads land in the Leads panel and can be picked up by the AI receptionist on the next call.
  • Calendar sync (iCal) keeps external channels aware of blocked dates without a nightly cron.
  • SEO-friendly URLs and structured data by default — no plugin to install.
  • “View site” from the Website menu opens the guest-facing site in a new tab, still under your tenant subdomain.

Frequently asked

Is this a hotel PMS or a vacation-rental PMS?

Both. The data model is unit-based (a “property” can be a room, an apartment, a villa) and the ops modules cover the workflows both markets share — arrivals, turnovers, guest inbox, housekeeping, revenue. Channel-manager integrations lean vacation-rental today (Hostaway, RentalsUnited) but the AI-receptionist, comms and CDR stack is identical for a boutique hotel or a B&B.

Do I have to use Hostaway or RentalsUnited?

No. You can operate direct-only — guests book through the auto-generated website, calendars sync via iCal, and the AI receptionist answers voice. If you already have a channel manager, plug it in and CodeB reads reservations from it. A dropdown at the top-right of the dashboard lets you flip between sources.

What does “multi-tenant” mean here?

Each customer gets their own CodeB tenant on their own subdomain, with their own database directory under App_Data/<tenant>/, their own users, their own OIDC realm, their own recordings and their own audit log. Nothing crosses. A property-management company can also run nested tenants for each owner they manage.

Where is the data hosted?

EU by default. You can also self-host on your own IIS with the CodeB bridge alongside — the same install serves this PMS, the phone system, the SBC and the OIDC identity broker. Data never leaves your VM.

How does the AI receptionist see live reservations?

The Voice AI vnum reads the same PMS via the same tenant scope. A guest asking “what’s my check-in code?” gets the answer for their reservation on their unit, not a generic script. See the AI receptionist page and the Hostaway plugin for the plumbing.

Does the Meet / Chat / Call really share the phone system?

Yes. Meet opens /room.html with your OIDC session, Chat opens /chat.html as the same signed-in user, and “Call Personal” dials via the CodeB SIP softphone. Signed-in participants get their in-meeting chat auto-archived to their own chat history — the archive lives in the same tenant as the rest of the PMS data.
